作为好莱坞最成功的动画片制作人，曾制作《美女与野兽》、《狮子王》和《谁陷害了兔子罗杰》的唐·哈恩(Don Hahn)认为影迷都会有过这种观影经历，在沉醉于一部恐怖片时，随着悬念的不断升级，恐惧开始在身上蔓延，以至后背发凉、头皮发麻，而最后，所有的紧张都被有趣的一幕化解了。“这正是我们在《幽灵鬼屋》中所努力追求的，”哈恩说，“虽然有点吓人，但从某方面看，却全然是种纯粹的乐趣。这是一种非常有趣的结合，由些许喜剧、爱情故事、恐怖和神秘谋杀构成。”
制作人安德鲁·甘(Andrew Gunn)说：“我们想制作一部有趣又吓人的电影，我们认为真正的恐怖片已经够多了，却没人拍摄恐惧与搞笑兼备的电影。”
看到影片剧本的艾迪·墨菲立即决定签约出演，导演罗伯·明可夫和制作人哈恩都认为墨菲非常适合扮演影片主人公吉姆·埃佛斯。在剧本中，吉姆被描写为一个工作狂，对工作的全心投入让他忽视了家庭。墨菲天生讨人喜欢、平易近人，在置身不可思议及愈加奇异的环境时更容易博得观众的理解和同情。制作人甘说：“艾迪扮演的吉姆是个好父亲，但他坠入了一个常见的陷阱，那就是一味努力工作养家糊口，但家人最需要的是他的陪伴。艾迪的表演很到位，令人怜爱和同情。”
另外，迪斯尼乐园的“鬼屋”也是本片重要的灵感来源。制作人唐·哈恩说：“我在迪斯尼乐园附近长大，‘鬼屋’是我最喜欢的景点。我清晰记得，当时 ‘鬼屋’外部已经完工，面对紧闭的大门，我迫不及待，几乎无法等到它的正式开放。这‘鬼屋’给我留下了深刻印象。”
曾执导《狮子王》、《精灵鼠小弟》和《精灵鼠小弟2》的明可夫从动画片中吸取了经验，从一开始就要求在统一思想的前提下从细节入手。曾参与拍摄《伊丽莎白》、《芝加哥》和《X战警》的制作设计师约翰·迈尔(John Myhre)从小就沉迷于迪斯尼乐园的“鬼屋”，为了设计出片中的灵异世界，他从好莱坞的经典影片和迪斯尼幻想工程的作品中获得灵感，并且极力让鬼屋中每个房间的风格都各不相同。
在着手房子的外观时，主创人员都认为应该避免与迪斯尼乐园新奥尔良广场上的“鬼屋”如出一辙，但神似之处也是不可或缺的。迈尔说：“所有人都决定采用南方建筑风格，于是我考察了新奥尔良周围的很多房屋。与故事中的大宅子相比，它们都太小了，只有两层，外形精美整洁，都被刷成白色。我们需要的是能感觉到诡异和神秘。”最终，迈尔将南方哥特式石柱替换为纤细的铁柱。
