　　本片按照实在事务改编。1974年4月某日清晨3点左右，纽约长岛阿米蒂维勒区一幢三层别墅发生一路灭门惨案。雷安家的小儿子罗纳德趁着怙恃兄弟沉睡之时，用来福枪将他们逐一射杀。事后罗纳德宣称，那时自己的身材被人进入，情不自禁犯下滔天大罪。虽然法庭终极为采用他的辩辞，但关于这栋闹鬼别墅的传言却甚嚣尘上。一年后，鲁兹佳耦以极低的价格采办该别墅，入住时代饱受各类怪事侵扰，终极鲁兹一家从这里搬出，该别墅至今无人入住。
